If timber sourcing matters to you, ask

Not every client cares about this, and that's completely fine. But a fair number in Narara do, and it's worth knowing there are real options rather than one default.

Responsibly certified hardwood. Australian hardwoods carry chain-of-custody certification. If you want spotted gum or blackbutt from certified sources, it's available and the cost difference is usually modest.

Recycled and reclaimed hardwood. Ironbark, tallowwood and blackbutt salvaged from demolished bridges, wharves and warehouses. It's older-growth timber that's already been through decades of seasoning, it's frequently denser and more stable than anything currently milled, and it looks like nothing you can buy new. It costs more to work — it's harder on tools, and it needs careful sorting for old fixings and splits — so it's more expensive per square metre. It also lasts.

Repair rather than replace. The most sustainable timber on any job is the timber already in your house. On a 1970s Narara home, the framing hardwood is often better quality than anything you'd buy today. We'd rather repair sound timber and replace only what's actually failed, and we'll tell you honestly which is which.

Building performance is carpentry, more than people realise

The ecovillage targets 7-star NatHERS. Most existing Narara houses would struggle to hit three.

Closing that gap isn't all carpentry, but a surprising amount of it is: sealing the gaps around windows, doors and service penetrations that leak conditioned air; framing that allows proper insulation depth rather than fighting it; correctly sized eaves and pergolas that shade summer sun while letting winter sun in; and door and window replacements that actually seal.

That last one matters more than most people think. A well-detailed opening in a modest house beats an expensive window fitted badly.

Narara Creek

Narara Creek runs through the suburb and down toward Gosford. Council identifies the lower reaches of Narara Creek as exposed to coastal flooding, where seawater pushes into low-lying land during tidal and storm events — and catchment flooding can arrive from upstream at the same time.

For blocks near the creek, that affects treatment levels on timber near ground level, subfloor ventilation and clearances, and whether the exempt development pathway is available at all, since flood-constrained parcels often don't qualify. We check the mapping before designing.

Bushland edges

The upper valley runs against Strickland State Forest and the bushland fringes toward Lisarow. Bushfire prone land mapping includes buffer zones, so a property doesn't need to back onto bush to be included. Where it applies, exempt development requires structures within 5 metres of the dwelling to be non-combustible.
