Salt air, coastal humidity, sun exposure, southerly storms and the occasional termite all take their toll, and the difference between minor annual maintenance and a full-scale repair bill often comes down to catching problems early. We are a licensed builder, not a handyman, and that matters when repairs involve structure. Rotten fascia and eaves, sagging decking joists, termite damage to bearers, split weatherboards, warped external doors, delaminated bathroom subfloors, tired staircases and failed pergola posts all need proper diagnosis and repair — not a temporary patch that costs more to fix again in two years.

Timber rot from moisture is the single most common repair we do on the coast. Damp weather and salt air attack any exposed timber that is not sealed or maintained. Common failure points are fascia and barge boards under leaking gutters, eaves lining behind blocked downpipes, deck framing where boards trap water, weatherboards where paint has failed, and window sills on the western elevation. We cut out damaged sections back to sound timber, treat any surrounding wood with anti-fungal preservative, splice in matching timber, prime and paint, and — critically — fix the underlying cause so the problem does not return.

Termite damage repair is a specialist area. We work alongside licensed pest controllers who treat the infestation, then rebuild the affected framing to structural specification, replace subfloor bearers and joists, patch wall framing, replace damaged architraves and skirting, and paint back to match. Because we are licensed builders we can handle the structural components legally and to the standard your insurer or building inspector requires.

Deck repairs range from replacing a few boards through to full re-boarding of a structurally sound frame. We match existing timber where possible, install proper stainless or galvanised fixings, and re-oil or re-coat to bring the whole deck back to life. Where handrails or balustrades have failed we bring them up to current NCC compliance — a legal requirement if the deck is over 1m high, and a safety-critical repair regardless.

Door and window repairs are a common call. Doors that stick or drop as houses settle, sliding doors that grind on failed rollers, sash windows that will not open, sealed units that have blown, weather seals that have hardened and let water in — all easy fixes for a carpenter who knows the systems. We adjust hinges, replace rollers, re-plane door edges, install new weather seals and flashings, and rehang doors so they close smoothly and lock properly.

Preventative maintenance packages are worth thinking about if you own a holiday rental or investment property. We do annual or bi-annual inspections looking for early-stage rot, failed sealants, loose fixings, corrosion at fascia joins, gutter and downpipe blockages that will cause damage, and general wear. A small annual budget catches problems while they are cheap and keeps your property presentable and safe for guests or tenants.

Can you fix termite damage?
Yes — once the infestation has been treated by a licensed pest controller, we handle the structural repairs: replacing bearers, joists, wall framing, floorboards, architraves and skirting. Because we are licensed builders we can legally rebuild structural elements, not just cosmetic ones.
How do I know if my deck needs repair or full replacement?
If the frame (bearers, joists, posts) is sound and only boards or fascia are tired, re-boarding on the existing frame is usually 40-60% cheaper than a full rebuild. If posts are rotting at ground level or joists are cracked/sagging, replacement is safer. We do a free inspection and give you an honest assessment either way.
Do you offer maintenance contracts for holiday rentals?
Yes — annual or bi-annual inspection packages for investment and holiday properties. We check for early rot, failed sealants, loose fittings, storm damage and safety issues, and provide a written report with recommended actions.
Can you handle insurance repair claims?
