Waterfront work brings extra approvals

This is the Ettalong-specific one, and it catches waterfront owners regularly.

Development within 40 metres of a stream, river, lake or lagoon can be classified as integrated development under Central Coast Council's process — meaning Council consent plus approval from a separate public authority, with additional fees and a longer timeline.

On a Brisbane Water frontage block, that threshold is easy to cross without realising. And anything extending over public land or the waterway itself is a different question again, requiring separate approval from the relevant authority.

None of it stops good work happening. But it means a waterfront job needs lead time and honest scheduling, and anyone quoting a fixed start date without having checked is guessing.

Wet-dry cycling is harder on timber than permanent wetting

Timber that stays dry lasts. Timber that stays wet fails predictably. Timber that cycles between the two — wet at high tide, drying at low, twice a day, forever — is the hardest condition of the three, because it moves constantly and the movement opens up every joint and fixing.

That's the environment at the bottom of an Ettalong foreshore structure. It's why boatshed and foreshore work fails at the fixings and the joints rather than in the middle of a member, and why a repair done with the wrong hardware is a repair you'll do again.

Our approach: treatment levels rated for the exposure, stainless in anything near the water, joints detailed to drain rather than to hold, and fixings you can back out and replace rather than ones that destroy the timber coming apart.

The high water table applies here too

Ettalong shares the peninsula's ground conditions. Groundwater in many properties across the Woy Woy flats, Umina and Ettalong sits within half a metre to a metre and a half of the surface, in marine sand and estuarine deposits.

Anything at or near ground contact needs H4 or H5 treatment, not H3. Posts go on galvanised stirrups clear of the ground. Subfloor ventilation needs to actually work.

Brackish is its own corrosion problem

Estuarine water isn't as aggressive as open ocean, but it's a long way from fresh, and the combination of salt and constant humidity does real damage to hardware. Standard galvanised fixings in a foreshore position will not go the distance. Stainless in exposed and near-water positions is our default here.
