Learn moreKillarney Vale is a small suburb — about 3.1 square kilometres — sitting at an average elevation of only around six metres, on the eastern shore of Tuggerah Lake.
For decking, that flatness is mostly good news. Exempt development caps a deck's floor height at 1 metre above existing ground level, and on sloping suburbs like Terrigal and Wyoming that limit rules out most decks. On a typical Killarney Vale block it doesn't. If you stay under 25m², keep 900mm off every boundary and your block isn't flood-constrained, a deck here can often be built with no approval at all — no application, no fees, no waiting.
The thing to watch is the total. All decks, patios, pergolas and verandahs on the lot combined have to stay under 15% of your home's ground floor area (on lots over 300m²). An existing patio counts.
The western edge of Killarney Vale runs down toward Tuggerah Lake, and the same conditions apply here as anywhere on the Tuggerah Lakes foreshore. Council's position is that these foreshores will always be flood prone regardless of how The Entrance channel is managed, and the lake normally sits at only a fraction of a metre above sea level.
On the low-lying blocks that means treatment levels on any timber near ground level — H4 or H5 rather than H3 — proper clearance under the frame, and subfloor ventilation that actually moves air. It can also mean the exempt development pathway isn't available, since flood-constrained parcels frequently don't qualify.
We check the mapping for your address before designing anything. On most Killarney Vale blocks it's not an issue. Toward the lake it can be.
Most Killarney Vale homes are old enough to feel dated and young enough to be structurally straightforward. That's a good position to renovate from.
The framing is usually sound. What's tired is the layout — separate kitchen, small windows, no real connection to the backyard — and that's exactly what carpentry fixes. Removing a wall, widening an opening and adding a deck off the living area is the highest-return combination of jobs available on a house like this, and it's a fraction of the cost of moving.
Killarney Vale sits between the lake and the ocean beaches at Shelly Beach and Bateau Bay. It's not beachfront, but there's meaningful salt in the air and it goes through standard hardware faster than most people expect. We use stainless fixings in exposed positions and keep posts clear of the ground on galvanised stirrups.
A bit of local history: The Entrance–Long Jetty Hospital sits in Killarney Vale in buildings that started life as the clubhouse for the Tuggerah Lakes Golf Club. Well-built structures get repurposed rather than demolished — which is more or less the argument for doing carpentry properly the first time.
