The water table changes the timber spec

Standard H3 treated pine is rated for above-ground use where it stays reasonably dry. On a Woy Woy block where groundwater can sit within a metre of the surface, anything in or near ground contact needs H4 or H5, not H3.

That's not upselling. It's the difference between a substructure that lasts and one that quietly rots from the bearing points outward while the boards on top still look fine.

Sand behaves differently to clay
