The Entrance is a genuinely different place to build than most of the Central Coast. You've got ocean on one side, Tuggerah Lake on the other, and a housing mix that runs from 1960s brick-and-fibro beach cottages to modern lakefront homes and beachfront apartments. Salt air comes off the water from two directions, and a big share of the housing stock is holiday rentals and investment properties with owners who don't live locally.
That combination changes how a job should be built — and how it should be managed. We work across The Entrance, The Entrance North, Long Jetty, Blue Bay, Toowoon Bay, Shelly Beach, Bateau Bay and Killarney Vale, and we build for the conditions rather than to a generic spec.

The Entrance has a lot of decks built 15–25 years ago that are structurally sound but tired. We replace rotted boards, rebuild failing bearers and joists, repair loose balustrades and unsafe stairs, and re-sand and re-oil. If your deck is soft underfoot near the lake side, that's usually a substructure problem, not a board problem. Deck repairs.

Most Central Coast suburbs get salt exposure from one side. The Entrance sits on a narrow strip between the Tasman Sea and Tuggerah Lake, so a lot of properties are exposed either way. The practical difference is in the fixings and the finishes, not the visible timber. Galvanised screws that would last decades in Wyong will bleed rust stains down a beachfront deck within a couple of years. We spec stainless in exposed positions as standard — it costs more up front, and it's the difference between a deck that lasts ten years and one that lasts thirty.
This is the part most builders gloss over. Central Coast Council is direct about it: the foreshores of Tuggerah Lakes will always be flood prone, regardless of what's done to The Entrance channel. The catchment is roughly 700km² of land funnelling into an estuary of about 80km², and the lake normally sits at only 0.2–0.4m above sea level. Around 200mm of rain can lift it to minor flood level over three or four days, and foreshore land can stay under water for up to four days.
Council's flood records go back more than 90 years. The February 2020 event peaked at 1.67m AHD, the sixth highest on record; the highest was 2.1m in 1949; the estimated 1-in-100-year level is 2.2m. For new work in low-lying areas, Council applies a minimum habitable floor level of 2.7m AHD — set half a metre above the 1-in-100 level. Non-habitable areas like garages can sit lower.

Plenty of homes around The Entrance and Long Jetty were built in the 50s through the 70s. The framing is often better than what goes up today, but you'll find asbestos sheeting, undersized subfloor ventilation, and timber that has quietly gone at the ends. We assess before we quote rather than after we've opened a wall.
A large share of The Entrance housing isn't owner-occupied. If you're managing a short-stay property or you live in Sydney and own here, the work runs differently: we schedule around bookings, you don't need to be on site, quotes are fixed price, and we're licensed and insured — which matters for landlord insurance and for anything that ends up in a building report at sale.
